The Site & its Constraints

The site lies to the west of the A435 and comprises former allotments which is bound by residential development to the west, allotments to the south-west, the Dean Brook to the north and the road to the east. 


The site lies within the urban area of Bishop’s Cleeve and is not subject to any environmental designations, such as an Area of Outstanding Natural Beauty (AONB), Conservation Area, Site of Special Scientific Interest (SSSI), Site of Nature of Conservation Interest (SNCI), Air Quality Management Area (AQMA), or Green Belt. Part of the site, immediately adjacent to the Dean Brook, lies within Flood Zones 2 and 3 - as such, residential development will be avoided in this area.

Policy Context

 Tewkesbury Borough Council (TBC) are currently preparing a new Local Plan which is due to be submitted for examination in 2020. The site forms an emerging allocation known as ‘BIS3’ for around 85 homes and public open space. However, having looked at the density of this level of development, Cotswold Homes believe that more homes could be delivered on this site, making the most efficient use of the land and providing more affordable homes.

Delivering Homes

 In addition, Tewkesbury Borough Council is currently unable to demonstrate a five-year supply of housing land, which means that not enough homes will come forward over the next five years to meet need in the area. Cotswold Homes would like to begin this proposed development in late 2020 and build out the entirety of the site by 2022, which would help provide the houses that are urgently needed in the Borough.
